A 1920’s English Tudor with an elegant distribution on both the first and second floor has been gutted, re-designed,  enlarged and re-built to a master- builder standard using uncommon materials and workmanship. The excellent location and beautiful original structure fed the builder’s passion for the project and resulted in the use of many long lasting materials and expensive features not all of which meet the eye. Construction highlights include:

COMMUNICATIONS INFRASTRUCTURE

  • System designed and installed by professional programmer
  • 13 CAT 6 /telephone / video cable home-runs
  • Buyer to receive ten complimentary hours of installers time 

ROOF

  • All new Granville #1 slate roof installed on tongue and groove pine boards (as opposed to plywood)
  • Builder traveled to Vermont, purchased a combination of five slate colors, and hired a Granville crew of slate installers.
  • 4/12”-5” inch slate exposure takes longer to install but, makes for unique texture and highlights the sloped hips, ridges and valleys  that characterize the roof
  • All hips ridges, valleys and window wells flashed with either 20 oz copper or 18 oz lead coated copper. Ridges and hips are flashed with a presidential lap i.e. individually pieces of copper flashing for each slate.
  • All fascia boards have been replaced with old growth Eastern cedar milled from trees felled on site.
  • German 18 oz copper hangers, gutters, baskets and leaders are the best money can buy.
  • All water from the roof is piped via 6” solid PVC to a massive system of subterranean chambers in the rear of the house.
  • The result should be a 100 year roof.
  • A pallet of the Granville slate is stored on site; should there ever be any damaged slates repair will be unnoticeable.

EXTERIOR  

  • All original stucco was removed and replaced  with a traditional 3 coat stucco application;
  • Stucco color was derived from mixing of “blue” and white cement as opposed to paint; this is the longest lasting method.
  • All exterior wood is either white oak or eastern cedar milled from trees felled on site.
  • All original chimney brick and exterior stone painstakingly tuck-pointed to last for another 80 years.
  • The combination of slate roof, copper gutters, baked on enamel metal windows and traditional stucco make this an exceptionally low maintenance house.

WINDOWS

All new (100) extruded aluminum windows custom made by prominent NYC commercial window manufacturer. Prior to purchase, builder inspected 12 thousand square foot Tudor residence in Old Greenwich with the same windows, 12 years after their installation.    

  • Long lasting factory baked on enamel paint
  • Low e thermo-pane glass for energy efficiency and screening of harmful ultra-violet light that erodes wood and paint finishes
  • Leaded glass mullions applied by Rolf’s in Mount Vernon ( one of the leading leaded glass studios in the country)
  • Durable,  attractive chrome hardware;  “windows  open and close like a Mercedes Benz door”

 

LANDSCAPING

  • In ground sprinkler system zoned to water plantings and turf separately

INTERIOR

NEW AND OLD “ROUGH” CONSTRUCTION
House was gutted and a two story addition at back of the house, that encompasses the family room and master bedroom, was seamlessly meshed with the existing structure.

  • Expensive LVL floor framing (will not shrink two or three years after completion).
  • Steel beams hold up the opening between family room and kitchen
  • Any questionable framing in the old areas of the house replaced or reinforced.
  • All new electrical wiring, plumbing, central heating, HVAC, communications and security system infra-structure installed
  • All exterior walls insulated

 

FINISH WORK AND CARPENTRY

Uncommon moldings custom milled from old growth trunks to match the existing molding

  • Plaster and skim coated walls throughout.
  • Four large oak trunks 28”-34” in diameter were brought to the site, quarter-sawn and air dried for six weeks. Builder then sent Lumber to be kiln dried and custom milled in up-state NY.
  • Window, door, crown, picture, base and other moldings stained to match existing moldings
  • Custom turned white oak spindles on stairway to lower area match the original center hall staircase.
  • Combination of high quality material and three coat hand rubbed oil finish applied to old and new makes new and old moldings indistinguishable.

LIGHTING

  • New Italian hand cast raw brass sconces assembled by local supplier can be exchanged for other finishes.

 

HARDWOOD FLOORS

Quarter sawn white oak throughout have a four coat poly finish 

 

 

KITCHEN

  • Custom Quality quarter-sawn white oak cabinets, that include true divided light German glass panels, made to match builder’s moldings
  • Oak shelved pantry
  • Granite counter surfaces
  • Combo six burner Viking cook-top and stove
  • Thermador convection oven, micro-wave and heating drawer
  • Two door 36” Sub- zero refrigerator with oak panel doors
